Transfer Fees in Park City Real Estate - What You Need To Know

When helping buyers find real estate in Park City and Deer Valley, we’re frequently asked about transfer fees.  Many out of state buyers are used to seeing these fees applied in real estate transactions in their home state – charged by municipalities, counties or the state.

In Utah and the Park City area, we most commonly have transfer fees charged by Homeowners Associations (HOA), or the Master Homeowners Association (MHOA), if there is one.  These fees are also sometimes referred to as HOA Reinvestment Fees, and Change of Ownership Fees.

New 10 Person Sunrise Gondola Under Construction in Canyon’s Village

New gondola will bring enhanced ski access to the base of Canyons Village and improve already great skiing for surrounding property owners and guests.

Major improvements to ski access to and from the Canyons Village base area at Park City Mountain are underway, with the construction of the 10 person Sunrise Gondola.  Scheduled for opening in winter of 2025 / 2026, the gondola should shorten lines from the existing gondola and other access points to the mountain.

Property Taxes in Park City and Utah – How Does our Area and State Compare to others?

For property owners in Utah, late summer includes the arrival of property tax notices. 

Owners of real estate in Utah should receive their notice of estimated property taxes from their county by early August.  The actual, final tax bill is due at the end of November, and this estimate includes a proposed tax amount for each property based on budgets from different taxing entities in the area.  The estimate also includes a valuation of the real estate, discloses the change in the amount due – if the changes to these budgets are approved, and whether or not the primary residence discount applies.

Memberships at golf communities in the Park City area have become a more rare commodity.  Waiting lists for memberships have become more common, especially for the “full” golf memberships.  Some communities offer their social memberships, which are less expensive and more widely available.

It's the beginning of the summer season, and having a spot to sit by a river or lake can be very appealing. Looking for a home or property with some river or water near Park City?

I picked out a few property in the Park City area surrounding communities,  and happy to see some options in different price ranges! 

In Park City, there are some small ponds and streams in a couple of different neighborhoods,  Lower Deer Valley has a few townhome communities on the Deer Valley ponds, with paddleboarding and fishing in the summer (and used for snowmaking in the winter).   Park City's water comes from the mines near Thaynes Canyon, with some small streams weaving through the Thaynes Neighborhood.
