I picked out a few property in the Park City area surrounding communities,  and happy to see some options in different price ranges! 

In Park City, there are some small ponds and streams in a couple of different neighborhoods,  Lower Deer Valley has a few townhome communities on the Deer Valley ponds, with paddleboarding and fishing in the summer (and used for snowmaking in the winter).   Park City's water comes from the mines near Thaynes Canyon, with some small streams weaving through the Thaynes Neighborhood.

Jordanelle and Deer Valley Real Estate - Deer Crest Highway 40 "Portal" Almost Complete

Once in a while, ski resorts undergo expansions, and the real estate and communities in the area can benefit from having the skiing move closer to their front doors.

Deer Valley’s new terrain, lifts and East Village Base area is more than just expansion of ski terrain and a base area.  There’s thousands of new homes and condos planned for the area that are going to have a major ski area as a new neighbor.

We have many clients that have invested in vacation rental property, throughout the Park City and Deer Valley areas.  These properties vary in location, size and age.  Some owners use the property extensively during the ski season, rent out their home or condo while their not using it to offset some costs.  Others use them less frequently, to maximize the rental revenue.

Park City area real estate market snapshot - April 2024

The Park City area real estate market picked up in February, March and April, following a similar pattern to the same time during 2023.  

Pending sales were up year over year in the first four months of 2024.  Some of the new projects around Deer Valley have contributed to pending sales:  the Pioche Condos, Sommet Blanc in Empire Pass, Marcella in East Village.  Below are pending sales, month by month, for all property types.

New listings has also increased year over year, in each of the month of 2024.  We typically see the most new listings in the spring and summer months. 

Total inventory of residential listings was 1398, up from the April of 2023, although still well below pre-pandemic…

It’s the beginning of May in Park City, and we’ve wrapped up another ski season.  We’re squarely in between ski season and the summer, the town is quieter; restaurants, shops, hotels and other businesses may be taking some time to deep clean, catch up on maintenance, or enjoy some time off. 

I’ve just finished an open house at a listing in the Ridgepoint community in Upper Deer Valley.  Ridgepoint sits at about 8000 feet above sea level, and there’s still plenty of snow on the ground. Some signs of spring are emerging, but it's quiet, and we’ll be waiting for at least six weeks for summer occupancy to pick up.
