Is there a 'best time' to buy or sell resort real estate in Park City or Deer Valley? Are sellers more motivated after the skiers leave?
It’s true that the crowds disappear, streets have less traffic, and in general, Park City becomes a bit quieter. The assumption is sometimes made that the activity in the Park City and Deer Valley real estate market must also mirror the amount of people visiting after the ski areas close for the season.
As Realtors in Park City, we watch the Park City and Deer Valley real estate market carefully, and most of our clients are surprised to hear that activity and sales are actually quite strong in the spring months. For example, in the 2nd quarter of 2015, over 200 condominiums sold in the Park City and Deer Valley areas- contrast that with the 176 sold during the winter of 2015. Why more real estate sales in the spring than winter? We recognize that this is somewhat counter-intuitive, but whether you’re thinking about buying or selling, consider these factors:
- People may visit in the winter, look at a few properties, but in general, most of the best real estate options are rented by other visitors. These real estate shoppers will sometimes return to Park City and Deer Valley at a time when occupancy is low, and they can see every home or condominium. Buyers- this is a great time to see property in Park City, Deer Valley or the Canyons.
- If you’re selling, remember that buyers returning in these “shoulder months” are making a trip to Park City to see real estate- they’re very serious! Don’t let these serious buyers come and go without having your property on the market!
- Park City, Deer Valley and the Canyons have become extremely popular as summer destinations, and many Buyers are looking for real estate to purchase for use, sometimes exclusively during these months. To close on their real estate purchase before the summer, the Buyers will be visiting in April, May and June to make decisions and purchase.
