Deer Vista- Phase Two Coming On The Market
Deer Vista is a gated community, located on the north-eastern side of the Jordanelle reservoir, approximately ten minutes from Park City, and thirty minutes from Salt Lake City.
The neighborhoods and projects around the Jordanelle Reservoir have exploded in popularity during the past few years. Real Estate prices in Park City have risen, and the surrounding the Jordanelle Reservoir- just outside of Park City and the Park City School District- are now seen appropriately as a great alternative and value. Deer Vista’s successful launch- with Phase One selling out quickly- has highlighted the attention real estate in the area is receiving.
Deer Vista is a community of 103 homesites. The average homesite size is approximately an acre, and the total area of the project is over 400 acres, which leaves around 65% of the area set aside as open space. Deer Vista will feature and maintain a community park, and miles of hiking and biking trails.
For a fraction of Park City prices, most Deer Vista lots feature expansive views, a quiet location, and offer plenty of elbow room- just minutes from the downtown Park City.
The Deer Vista community is gated, and the Homeowners Association will maintain roads within the subdivision. HOA dues are listed at $125/month, and include common area landscaping, common area utilities, snow removal and trail maintenance.
Owners may use a builder of their choosing, but Deer Vista does have CC+Rs, and architectural rules that govern what can be built on the homesites. Fees and bonds are required by the HOA for both architectural review and during construction.
Phase One of Deer Vista is now fully sold out, however, Phase Two is going to be released in the near future, with additional phases being released over time based on demand. List prices in Phase One were between $250,000 and $365,000.
