Deer Valley’s new terrain, lifts and East Village Base area is more than just expansion of ski terrain and a base area.  There’s thousands of new homes and condos planned for the area that are going to have a major ski area as a new neighbor.

We have many clients that have invested in vacation rental property, throughout the Park City and Deer Valley areas.  These properties vary in location, size and age.  Some owners use the property extensively during the ski season, rent out their home or condo while their not using it to offset some costs.  Others use them less frequently, to maximize the rental revenue.

Park City area real estate market snapshot - April 2024

The Park City area real estate market picked up in February, March and April, following a similar pattern to the same time during 2023.  

Pending sales were up year over year in the first four months of 2024.  Some of the new projects around Deer Valley have contributed to pending sales:  the Pioche Condos, Sommet Blanc in Empire Pass, Marcella in East Village.  Below are pending sales, month by month, for all property types.

New listings has also increased year over year, in each of the month of 2024.  We typically see the most new listings in the spring and summer months. 

Total inventory of residential listings was 1398, up from the April of 2023, although still well below pre-pandemic…

It’s the beginning of May in Park City, and we’ve wrapped up another ski season.  We’re squarely in between ski season and the summer, the town is quieter; restaurants, shops, hotels and other businesses may be taking some time to deep clean, catch up on maintenance, or enjoy some time off. 

I’ve just finished an open house at a listing in the Ridgepoint community in Upper Deer Valley.  Ridgepoint sits at about 8000 feet above sea level, and there’s still plenty of snow on the ground. Some signs of spring are emerging, but it's quiet, and we’ll be waiting for at least six weeks for summer occupancy to pick up.

Buying or Selling real estate in Utah? What does “As is” mean?

I was speaking with a friend who is selling a property in another state, and the home is currently under contract with a buyer.  My friend told me that the home is part of an estate sale, and they sold the property in “As – is “condition.  Despite this, the buyer is asking a dollar credit, or reduction in price to address items in the home found during the inspection.  My friend was frustrated – she thought “As Is” meant “That’s it…we're done, take it or leave it.” 

While my friend’s sale is occurring in another state, I was able to explain that in Utah, approximately 10 years ago, the standard Real Estate Purchase Contract (REPC) was changed to include “As – Is” language.  This means,…

Our first winter with solar panels in Park City.  What have we learned?

At this time of year, in the middle of winter, we feel especially fortunate to have a home in Park City that has a sunny exposure, facing directly to the south.  The south-facing exposure brings in sunlight, even during the shortest days of December and January.  Sun pours into the home, raising our spirits and easing the burden of our furnaces.

The sunny exposure also makes our home an ideal candidate for rooftop solar panels, and in our neighborhood, we have seen roof top solar systems become more common.  In the spring of 2018,  we had just replaced our roof, and decided to speak with local contractors that install solar panel systems.  We decided to proceed, and in June of…

Skyridge development near Park City and Deer Valley

Skyridge is one of many new real estate projects that will be located on the shores of the Jordanelle Reservoir.  Skyridge and the Jordanelle are in Wasatch County, and technically in Heber City, although are only minutes to downtown Park City.

Skyridge will be on the northwestern shore of the Jordanelle, accessed from the Jordanelle Parkway, which is currently under construction.
