Park City and Deer Valley Real Estate Tip:  Paint Can Highlight Existing Finishes

Whether you are looking to purchase or sell a home or condominium in the Park City or Deer Valley area, one thing is certain....real estate buyers and sellers lean towards new, fresh and clean.  At first glance, achieving an updated look can seem like a complicated and expensive project.  Some buyers, when looking at older real estate feel like they will need to refinish the entire home in order to get it up to par. On the flip side, some owners may feel pressure to take on a remodel project prior to listing their property for sale.

Something for both real estate buyers and sellers to consider:  The smallest change can make a huge difference! For example, I was…

Is there a 'best time' to buy or sell resort real estate in Park City or Deer Valley?  Are sellers more motivated after the skiers leave?

It’s true that the crowds disappear, streets have less traffic, and in general, Park City becomes a bit quieter.    The assumption is sometimes made that the activity in the Park City and Deer Valley real estate market must also mirror the amount of people visiting after the ski areas close for the season.

As Realtors in Park City, we watch the Park City and Deer Valley real estate market carefully, and most of our clients are surprised to hear that activity and sales are actually quite strong in the spring months.  For example, in the 2nd quarter of 2015, over 200 condominiums sold in the Park City and Deer…

Home Safety Must Haves- Carbon Monoxide Detectors

As a Realtor in Park City, I always strongly suggest a property inspection when representing clients who are purchasing a home or condominium.  Inspections conducted by licensed professionals are an important part of real estate purchasers’ due diligence process.   In addition to structural, cosmetic, plumbing or electrical issues issues, all buyers are concerned with potential health risks that may exist in the property.

Doug Farmer, a professional property inspector with Pillar to Post Home Inspections suggests that all homes have, at the very least, one carbon monoxide (CO) detector in them.  “The detector should be placed where you can hear it if it goes off while you are asleep.  A CO detector…

“How many people live in Park City, year round?”  I’m asked this pretty frequently, especially by people who are looking at real estate in the area, and are considering a move to Park City.  The answer isn’t completely straightforward.

The city of Park City has approximately 7500 year round residents.  However, the area that's inside the Park City city limits houses only about ¼ of the year round residents that call “Park City” home.

Why?  The Park City limits include the in neighborhoods in town- Park Meadows, Old Town, Deer Valley, Thaynes Canyon, so on.  The city limits end at the white (McPolin) barn, and don’t extend past Quinn’s Junction- so, anything past the white barn is unincorporated Summit County.  If you’re living at the Canyons, in…

Park City Real Estate - Can you walk to skiing from that home or condo that is advertised as "Walking Distance To Skiing?"

Is ski access a major priority for you in your real estate search?  Obviously, direct ski in, ski out access is the best possible scenario.  However, if your search is price-point driven, you may find some great condominium projects and homes that are truly a short walk to skiing- at a lower price point.

At Deer Valley, The Canyons Village, and at the main base area of Park City, there are many locations that are just off the mountain, and are legitimately within walking distance.  “Walking distance” is a bit subjective, and as a Realtor, I always consider who is doing the walking – kids, teens, adults?  We certainly don’t want…
